Turramurra is one of the more demanding places in Sydney to build, and not because of the houses. It is the ridge and the bush around them. Ku-ring-gai Council protects its tree canopy harder than almost any council in the state, much of the suburb sits on mapped bushfire prone land between two national parks, parts of it fall inside heritage conservation areas, and it has been recorded as the wettest suburb in Sydney in more years than any builder would like. Get those four things wrong at design stage and the project stalls before it starts.
A BUILDER WHO PLANS FOR KU-RING-GAI, NOT AROUND IT

THE FOUR THINGS THAT DECIDE A TURRAMURRA BUILD
Every Turramurra project we price starts with the same four checks. None of them are optional, and all four are cheaper to resolve on paper than on site.
Trees, and how little you can do with them
Ku-ring-gai requires an application for tree work on private property, and the reasons Council routinely refuses are the ones homeowners assume will work: leaf and fruit drop, blocked views, a tree simply being large, possums using it to reach the roof, minor damage to a fence or shed. Where trees relate to a development application they are assessed through the DA rather than a separate permit, and the arborist has to hold AQF Level 5 in arboriculture. In practice the tree protection zones around retained trees often dictate where the extension can physically go, and what kind of footing system is allowed inside the root zone. We map that before the plan is drawn, not after.
Bushfire prone land
Turramurra sits between Ku-ring-gai Chase National Park to the north and Lane Cove National Park to the south, with Sheldon Forest on the southeastern edge, so a large share of the suburb is mapped bushfire prone. Complying development needs a BAL Risk Assessment Certificate, and a DA needs a bushfire risk assessment report from an accredited consultant covering the BAL rating and asset protection zones under Planning for Bush Fire Protection 2019. The BAL rating then drives construction requirements under AS 3959, which changes windows, screens, decking, subfloor and eaves detailing. This is a real budget line, and quotes that ignore it are the ones that blow out.
Heritage conservation areas and contributory buildings
Turramurra and neighbouring Warrawee carry heritage conservation areas covering some of Sydney's best Federation and interwar streets. Inside one, what matters is whether your house is classified contributory, neutral or uncharacteristic, because that determines how much of the street facing form has to be retained. It rarely rules out an extension. It usually pushes the new work to the rear, keeps the roof form and setback intact, and rewards a design that does not try to compete with the original.
Water, and plenty of it
Turramurra has topped Sydney's rainfall records in multiple years, and it sits high on a ridge at around 170 metres with blocks that fall away into gullies. That combination makes stormwater, subfloor ventilation, retaining and site drainage genuinely load bearing decisions rather than afterthoughts. It also means a realistic build program has wet weather allowance in it. Our North Turramurra project lost several weeks to rain before the slab pour, which is normal here and worth budgeting for rather than being surprised by.

Federation and interwar houses
Turramurra has genuinely significant housing, including architect designed Federation homes such as John Sulman's Ingleholme. These reward a light hand. Restoring joinery, opening the rear, improving insulation and lifting the wet areas to modern standard, while leaving the front elevation and the roof line to do what they have always done.
California bungalows and Georgian revival
The interwar stock has beautiful proportions and, almost without exception, a kitchen and service wing that no longer suits how anyone lives. The usual move is a rear extension with a new kitchen, family living and a proper connection to the garden, matched carefully enough at the junction that the addition reads as original.
Sixties and seventies brick on sloping blocks
Solid houses, generous land, and a floor plan that hides the best part of the site behind a wall. On these we are typically removing structure, adding glazing to the rear and building the deck or terrace that finally connects the house to the garden.
Bushland edge homes
Properties backing onto reserve or national park get the best outlook in the suburb and the strictest requirements attached to it. Asset protection zones, BAL rated construction, ember protection and non combustible material selection all apply, and they are much cheaper to design in than to retrofit.
Large post-2000 houses
Newer homes here are usually structurally fine and functionally dated in one or two rooms. Kitchens, ensuites, home offices and outdoor rooms, done to a standard that matches the rest of the house rather than undercutting it.

Hardwood or composite, framed for the span and for ground that drops away underneath it. On bushfire prone land your BAL rating governs the board material, the gaps between boards and whether the subfloor has to be enclosed, so that rating gets settled before anyone picks a timber.
Granny Flats
Turramurra blocks are often large enough for a genuinely comfortable secondary dwelling. The constraints are usually trees, bushfire setbacks and drainage rather than floor area, so we work those through before locking in a footprint.
Sustainable Home Renovations
On a wet ridge that gets genuinely cold in winter, the gains are in insulation, draught sealing and glazing rather than anything you can bolt on afterwards. We also build with reclaimed and recycled timber where the design carries it, which suits a suburb full of original hardwood.

Kitchen Renovations
The kitchen in an interwar Turramurra house was built for a household that ran on different assumptions. Fixing it usually means moving walls and relocating services well before any joinery is ordered, so we plan the full sequence rather than starting from a cabinet layout.
Extensions
Most Turramurra blocks have space to extend into. What they do not always have is a clear path through the tree protection zones, bushfire setbacks and conservation area rules sitting on top of that space. We resolve those first, because in practice they decide the footprint anyway.
Home Office
Turramurra is a long commute and plenty of people here have decided that is fine. We build offices that survive five days a week rather than two: real sound isolation from the rest of the house, daylight that does not put the screen in glare, and enough outlets that nothing runs off an extension lead.
Exterior Renovations
Render, cladding, roofing, windows and the front entry handled together, so the house resolves as one thing instead of a sequence of patches. Inside a conservation area the street elevation is the constrained half, and that gets settled as a design decision early rather than a materials decision late.

Often, yes. Turramurra falls under Ku-ring-gai Council, governed by the Ku-ring-gai LEP and DCP. Straightforward internal work can sometimes be handled without a DA, but three things routinely close off that shortcut here: bushfire prone land, conservation area status and protected trees. We look at what is sitting on your title before design begins, so nobody spends money on drawings for the wrong pathway.

Not easily, and not on the reasons most people expect. Ku-ring-gai requires an application for tree work on private land and routinely refuses requests based on leaf drop, views, tree size or minor damage to fences and outbuildings. Where trees relate to a development the assessment happens through the DA, supported by a report from an arborist holding AQF Level 5. In most cases the better answer is designing the extension around the tree protection zone, which we would rather do at concept stage than after a refusal.

Where it applies you need a BAL assessment, and for a DA a bushfire risk assessment report from an accredited consultant addressing asset protection zones under Planning for Bush Fire Protection 2019. Your BAL rating then drives construction standards under AS 3959, reaching windows, screens, decking, eaves and subfloor. The cost is real and it belongs in the quote from the beginning.

Usually yes. Conservation area status is about the streetscape more than the whole property, so the work generally goes to the rear while the front elevation, roof form and setback are retained. Whether your house is classified contributory or neutral within the area affects how much flexibility you have. We have worked on Federation and interwar homes across the Upper North Shore and design the addition to sit behind the original rather than argue with it.

Two things. The detailing, because stormwater, site drainage, retaining and subfloor ventilation all work harder here than in most suburbs, especially where a block falls into a gully. And the calendar, because rain delays are ordinary rather than exceptional. Our North Turramurra job lost several weeks waiting on weather before the slab could be poured. That allowance goes into the schedule at the start, so the dates you are given are dates you can plan around.

Yes. Nearly every site here has fall and some have a great deal of it. Our current North Turramurra job has required extensive excavation, engineered block retaining walls, comprehensive site drainage and a new lower level driveway slab. On a block like that a large share of the budget disappears below floor level, which is why engineering and geotechnical advice come before the quote rather than after it.

Kitchens and bathrooms are usually three to four weeks on site. Extensions and full renovations are far longer, and in Turramurra it is often approvals rather than construction that stretches the calendar. An arborist report, a bushfire assessment or a heritage consideration can each add weeks before anything is even lodged, and the weather adds more once work starts. All of it goes into the program that comes with your quote.
