WHAT A NARRABEEN SITE DECIDES BEFORE YOU DO
Lagoon flats and low lying blocks
Narrabeen Lagoon drains a catchment of roughly 55 square kilometres through Middle Creek, Mullet Creek and Deep Creek, and much of the flat land around it is mapped as flood prone. If your property sits in a medium or high flood risk precinct, Northern Beaches Council will expect habitable floor levels above the flood planning level, flood compatible materials below it, and in most cases a flood management report prepared by a qualified engineer. We work that out before the design is locked in, because discovering at DA stage that the floor has to lift 400mm changes everything sitting on top of it.
Beachfront and the coastal hazard strip
Collaroy to Narrabeen is one of only three coastal erosion hotspots Northern Beaches Council has identified, and it carries its own emergency action sub plan. Properties along that strip face planning constraints that a block a few streets inland simply does not have. The salt load is in a different league too, so we specify 316 stainless fixings, marine grade hardware and coating systems rated for that exposure, and we detail every junction on the assumption that wind driven rain will go looking for it.
Sand, water table and footings
Close to the beach and around the lagoon you are building on sand with a high water table. That changes footing design, slab detail and how a pool surround or a deck gets supported. We get geotechnical advice on those sites early rather than pricing a standard footing and hoping the ground cooperates.
The ridge above the lagoon
Head uphill towards Wheeler Heights, Collaroy Plateau or the Elanora Heights side and the problems invert. Slope, rock, machinery access, retaining and stormwater become the cost drivers. A second storey needs the existing footings and wall structure checked before anyone gets attached to the view it would open up.

Post war cottages and original fibro
A good share of Narrabeen's older stock went up in the decades after the tram reached the lagoon, and plenty of it is still original fibro. That means asbestos in sheeting, eaves and wet areas, which needs licensed removal and a clearance certificate before the enjoyable part of a renovation can start. We identify it and price it properly up front instead of finding it on day three and renegotiating.
Brick and tile from the sixties and seventies
Solid houses with small, closed off rooms and almost no relationship to the back yard. These respond well to removing a wall or two, lifting ceilings and opening the rear to a deck, and the structure is usually sound enough to carry it once an engineer has sized the beam.
Beach houses and lagoon front rebuilds
Where the block justifies it, a knockdown rebuild or a substantial reconstruction often beats renovating around compromises that were baked in decades ago. On these sites the flood, coastal and view sharing controls do most of the design work, so we bring them into the conversation on day one.

It depends on the scope and on your block. Narrabeen falls under Northern Beaches Council, applying the Warringah LEP 2011 and Warringah DCP 2011 controls. Some straightforward work can go through as exempt or complying development, but flood control lots and land in the coastal hazard area often lose access to the complying development pathway and need a development application instead. We check your property's planning constraints before design starts and handle the submission either way.

Much of the flat land around Narrabeen Lagoon is mapped flood prone. If you are in a medium or high flood risk precinct, habitable floor levels generally need to sit above the flood planning level, materials below that level need to be flood compatible, and a flood management report from a suitably qualified engineer is usually required. It is worth knowing this at concept stage, because floor level is the one decision everything else in the design hangs off.
